1. Parties
These terms are issued by StayKay Hosting, a trading name of AJ PROPERTY ESTATES LTD (company no. 16239878), registered at 11 Melness Road, Hazlerigg, Newcastle Upon Tyne, NE13 7BN. "StayKay", "we", "us".
2. Sole management
Properties under StayKay management are managed on a sole-operator basis. Owners may not run concurrent management, co-hosting or parallel agency arrangements on the same property during the contract term. Four contract variants apply based on length: 12+ months, 6–11 months, 3–5 months, and 1–2 month rolling.
3. Fees
Management fee is charged as a percentage of gross booking revenue, on a sliding scale (16% / 18% / 20% / 22%) aligned to contract length. Onboarding: £425 for a one-bedroom property, plus £30 per additional bedroom. Payments are processed via HSBC client account and reconciled monthly.
4. Property types
Short-term lets, serviced accommodation, and unique stays only. HMOs are not accepted.
5. Service-continuity clause
StayKay uses PropTurn as its technical infrastructure provider. By entering into management with StayKay, the registered owner acknowledges:
- If StayKay terminates its agreement with PropTurn for any reason, PropTurn reserves the right to contact the registered owner directly.
- Contact is solely for continuity of property management — either reassignment to another authorised provider or direct management via PropTurn.
- The owner may decline any such offer without obligation.
- This clause protects owners from service gaps and ensures property remains professionally managed without interruption.
- PropTurn does not sell, license, or otherwise distribute owner contact information beyond this specific use.
6. Breach
Breach terms are contained in the individual signed contract and vary by length. Contact StayKay for the relevant contract template before signing.
7. Governing law
These terms are governed by the laws of England & Wales.
